PropTech Guardian provides a Preliminary AI-Powered Assessment of visible property conditions based on uploaded photographs. It is not a substitute for a professional property survey, particularly a RICS Level 2 (HomeBuyer Report) or RICS Level 3 (Building Survey) conducted by a qualified Chartered Surveyor.
Understanding RICS Survey Levels
Level 1 - RICS Condition Report
Basic "traffic light" assessment suitable for newer properties in good condition. Does not include advice or valuation.
Level 2 - RICS HomeBuyer Report
More detailed inspection including advice on repairs and ongoing maintenance. Suitable for conventional properties in reasonable condition. Recommended for most property purchases.
Level 3 - RICS Building Survey (Full Structural Survey)
Comprehensive inspection including testing of building fabric. Suitable for older, larger, or non-standard properties, or those requiring significant renovation.
⚠️ If PropTech Guardian identifies potential structural issues, asbestos-containing materials, Japanese Knotweed, or subsidence indicators, we strongly recommend a Level 3 Building Survey.
What PropTech Guardian Does

- Replace a RICS Building Survey or professional inspection
- Detect issues hidden behind walls, under floors, or in roof voids
- Confirm the presence of asbestos (laboratory testing required)
- Assess structural integrity or load-bearing capacity
- Measure actual moisture content (requires damp meter)
- Provide legal advice or formal property valuations
- Guarantee detection of all defects or issues
- Test electrical, gas, or plumbing systems

1. Nature of Service: PropTech Guardian is an AI-powered preliminary assessment tool designed to assist users in identifying potential property defects from photographs. This service is intended for informational purposes only and should be used as a starting point for further investigation, not as a definitive assessment of property condition.
2. Accuracy & Limitations: While we employ advanced artificial intelligence technologies, including Google Cloud Vision API, no automated system can match the expertise of a qualified Chartered Surveyor conducting an on-site inspection. Our AI may produce false positives (identifying issues that do not exist) or false negatives (failing to identify existing issues). Confidence scores are provided to indicate the certainty level of each detection.
3. Cost Estimates: All repair cost estimates are indicative figures based on average UK contractor rates from industry sources including BCIS (Building Cost Information Service). Actual costs may vary significantly based on:
- Geographic location within the UK (London weighting applies)
- Extent and severity of damage (which may only be apparent upon physical inspection)
- Property access and working conditions
- Current market rates and material availability
- Specification of repair materials and methods
4. Professional Advice: Users are strongly advised to engage the services of appropriately qualified professionals for:
- RICS Registered Valuers for property valuations
- Chartered Surveyors (MRICS/FRICS) for building surveys
- Chartered Structural Engineers (MIStructE) for structural concerns
- Licensed asbestos surveyors for suspected ACMs
- PCA (Property Care Association) members for damp and timber issues
- NICEIC/NAPIT registered electricians for electrical concerns
- Gas Safe registered engineers for gas-related issues
5. Hazardous Materials: PropTech Guardian cannot confirm the presence of asbestos or other hazardous materials. Visual identification of materials that commonly contain asbestos (e.g., Artex, cement sheets, insulation boards) is not proof of asbestos presence. Under the Control of Asbestos Regulations 2012, any suspected asbestos-containing materials must be sampled and analysed by a UKAS-accredited laboratory before any work is undertaken.
6. Invasive Species: If Japanese Knotweed or other invasive species are identified, users should be aware of their legal obligations under the Wildlife and Countryside Act 1981 and Environmental Protection Act 1990. Specialist treatment by a PCA-accredited contractor with an insurance-backed guarantee is typically required for mortgage purposes.
7. Limitation of Liability: To the maximum extent permitted by law, PropTech Guardian, its directors, employees, and agents shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from the use of this service, including but not limited to:
- Loss of profits, revenue, or anticipated savings
- Loss arising from property purchase decisions
- Costs of remediation exceeding estimates
- Undetected defects or issues
- Decisions made based on our analysis
8. Data Protection: Images uploaded to PropTech Guardian are processed in accordance with our Privacy Policy and the UK General Data Protection Regulation (UK GDPR). Images may be retained for service improvement purposes but will not be shared with third parties without explicit consent.
9. Governing Law: This disclaimer and your use of PropTech Guardian shall be governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
